Once our estimating department have returned your quotation, the sales team have touched base to introduce themselves, you're satisfied with our quotation and would like to place an order with us, we will invite you to our offices for an informal meeting to discuss all elements of the project from start to finish, to meet our team and have a brainstorming session.

Timber Frame Manufacturing
When we're in possession of your architects drawings, a soleplate layout is produced and sent to you for approval, enabling the ground works and ground floor slab to be detailed, then a full structural design with wall and floor layouts at all levels is then produced along with roof layout and sections and sent for approval, all drawings are then issued with a "Drawing Issue Register" showing a list of all drawings, revision numbers and any amendments.
We include line and point loads for foundation design and full structural design of timber frame structures from our engineer.
Once our drawings are approved for manufacture and all specifications agreed our contracts team will be in touch to agree a start date and sequence of work according to your site plan so that work can begin on site immediately and run smoothly to your time scales.
On completion our fully engineered design includes all documentation for local authority and NHBC approval and a full set of structural calculations provided by our structural engineer will be issued along with a handover certificate for sign off.
All of our timber is responsibly sourced from suppliers certified in the Programme for Endorsement of Forest Certification Schemes (PEFC).

Most timber frame manufactures will only supply the bare minimum structure of the building and then walk away, with the majority not even offering critical items such as insulation, here at LNM we pride ourselves by being unique, by offering the complete package and making your purchasing, management and site operations simpler, thus saving you time and money on your day to day overheads.

What sets us ahead of our competition is our customer service levels, delivery timescales, manufacturing process, attention to detail as we use skilled carpenters rather than labourers, on time management within budget and flexibility because we manufacture our panels on site. We still provide you with fully engineered layout and panel drawings for approval as any manufacturer would do, but because we manufacture our panels on site we’re able to decrease lead times to only 6 weeks from receipt of order as opposed to 12-16 weeks from most off site manufacturers, we still optimise timber to reduce waste costs as we work to CAD manufacturing drawings, we’re more environmentally friendly as we don’t have the carbon footprint of a factory and have less site deliveries meaning less impact on our roads and consequently pollution.
We can adapt to any last minute site changes to a build immediately which is a skill up until now only a traditional builder could offer because a factory based supplier needs to coordinate any changes through a contract manager, surveyor, design team, engineer, production and then delivery which can take weeks and cost you more! We simply speak to our engineering department and make the change to our panel on site immediately.
As a timber frame manufacturer we are that confident in our site management and skilled carpenters that we don’t just walk away from the structure, we work with you to not only supply the timber frame, joists and trusses but also complete first and second fix carpentry even down to the fitting of insulation, fascia and soffits.
